If you had to do "countless hours" of research to realize that starting a small business is hard work, I humbly suggest you are a bit short on experience. Get some more experience in the business world then revisit this. Also, you're going to need 10-20% capital saved to get a commercial loan, if you can get one at all in this economic climate. Not trying to be a downer, just harsh reality.

quick googling shows that there is no climbing gym in St. George, Utah, which is the only city in Southern Utah here anyone would even consider building one.

I can't imagine all the costs and maintenance that must go into opening one up...Keep us posted on your progress though.

Does anybody have any insight into the annualized gross revenue of large climbing gym in a mid-sized city, say @ 100,000 people?

Yes, but good luck getting someone to share it with you. Most climbing gyms are not publicly traded, so we don't need to share our profits with you.

You have to pay for that information. Most of the wall manufacturers sell "consulting packages" with that kind of info if you're interested.

I can tell you that my mid sized gym in a city with 140,000 is doing better than breaking even but not by much. We've owned it for 3 years now and have turned it around pretty well. Everything depends where you are and how you do it.
