my fiance just called and it turns out our roof repair is going to be TWICE what we bugetted for. Appearently the guy who did it previously didn't put any flashing aroudn the chimney so we have a lot of water damage and bad wood. gggrrrrrr....so much for our Red Rocks trip in March.....

Get the money from the repairman who did it wrong last time. That's almost worse than doing a lousy job - that's almost like the guy was planning on charging you more the next time, so he set it up. Malicious negligence, or some junk.

The guy who owned the house before us, got things repaired but always in the least expenensive manner (READ: CHEAP). He certainly didn't spring for extras...like flashing around the chimney.
too late it's been about 10 years, besides how do you prove it was the workman and not the shoddy previous owner....
